About Contractors
Managing Human Resource is always a challenge and especially when it means people like contractors, Lauhars etc, believe me there will be occasions when you will be driven to a wall with no option left but to succumb to their demands. However, here are few points which if one clarifies in advance then can be at peace for little longer.
1) All lauhars will give you rate per Quintal ( 100 Kgs = 1 Quintal ) and the actual price is calculated based upon the net quintal of saria which goes into building the columns. So whatever gets left over theoretically should get minussed from the total weight. Anyways, when its pay time then suddenly you are told that you have to pay per bundle and for whatever it equals to will be always be greater than the net weight of all the saria which you yourself got measured on a balance with high precision. So get it clarified in teh beginning with him if its per Quintal or per bundle and also one bundle of different sizes of sarias ( 6mm, 8mm, 16mm, 20/25 mm etc) weighs how much as per him.
2) The main contractor (mason) will tell you 10 things which he will do in his per sq ft rate. One of the item as an example is the mixer machine(for making RCC to be used in lantern and columns etc) is included in the rate. But he will not tell you that what he means is that the mixer machine called for filling column base and column is not in his part. That is extra and you have to bear it. As per him which he will reveal later is that the machine called for laying lantern is only what he meant. Its prudent to get it clarified in the beginning. If you are building a 4 floor house on a 200 sq yd plot with say about 18 columns and assuming a machine can aid filling about 8 columns in a day then we are talking of roughly 10 days of machine usage. The rough rental for it for a day is about 1000/-. So depending upon your negotiating skills, you can either save 10000/- or can avoid feeling miserable/fool/naive/cheated (whatever you want to call it) if its clear in the beginning.
One of the thing which i later understood was that your principal contractor actually subcontracts the lantern laying part which includes the mixer machine and the labour also. But in case of column he doesn't subcontract and infact might advise you that mixer machine and vibrator are not required and he has been doing it that way for past many years and all buildings are still alive. But it is "recommended".

2) The building material supplier often mixes sand with badarpur. You can test it by putting a sample of it in a transparent bottle with water overnight. The badarpur settles down at the bottom and the remaining sand settles on top of it. This will give you a fair idea about the extent of mixing and cheating.
3) The cement bags are often less in weight than what they should be.
4) The saria which you buy when get shipped can have some bundles of the company other than what you bought. So one should inspect it before taking the delivery. Also check the balance yourself before getting the saria weighed on that machine.
5) The prices for saria changes on a daily basis as "iron/Loha" is traded as a commodity on the bourses like stocks of a company. So you might want to track the price movement for some time before deciding to buy it.
